The Hudson View Gardens cooperative complex is located in the Fort Washington area of upper Manhattan. This complex was built back in the early 1920’s when conventional exterior waterproofing systems did not exist.
One of the main mechanical rooms within this complex is vaulted below a landscaped area and an asphalt driveway located at the exterior above. The mechanical room ceiling was exhibiting a great deal of water infiltration and as a result, the structural beams were corroding. The structural integrity of this steel supported concrete vaulted ceiling slab was being compromised. This structural slab, which is carrying the weight of vehicles, soil, etc., had to be remediated promptly.
It would be an enormous undertaking to remove the asphalt driveway, landscaped areas and vegetation from the area above, to access the exterior side of the concrete structural slab. Only with this tedious endeavor, could an application of a conventional waterproofing membrane be installed. The cost of this procedure and the disruptive excavation would be enormous.
CGI Northeast erected pipe scaffolding to access the approximate 17 ft. high ceiling of the mechanical room. The crews removed all the loose concrete and marked off the areas of leakage (the points of water entry). By performing drilling/injections through the interior (negative) side of the concrete ceiling slab, a gel waterproofing membrane was created within the thickness of the slab and on the exterior (positive) side of the structural slab, between the top of the concrete and the soil above. The water intrusion was successfully eliminated, and then with the close coordination of a structural steel contractor, the structural repairs of the steel beams and columns were performed.
This project proved to be a huge success and both the management company and residents were ecstatic of not only saving a lot of money, but not being disrupted with their parking and access to their apartments, during the injection waterproofing and structural repair work.
