Both the East and West Parking Garages had been experiencing below grade water intrusion for many years. At the east garage, the water intrusion occurring below the parking garage ceiling slab-beam (ramp-way and above) was greatly reduced using the CGI gravity feeding and new caulking replacement at the tennis court and walkway sides of the chain link fence concrete footing,. However, the water intrusion was not completely eliminated. Consequently, our pressure injection waterproofing was then performed through the vaulted concrete ceiling slab to the top of the beam interface from the parking garage below. In addition, the concrete ceiling slab cores to drain pipe penetrations were addressed with concrete patching and subsequent CGI waterproofing. Most likely, the water intrusion was caused from the deteriorated waterproofing membrane on the topside of the structural concrete ceiling slab above the parking garage.
At the west garage, the top of the foundation wall interface to the bottom of the structural horizontal ceiling slabs was implemented with the CGI waterproofing system at many locations to eliminate the below grade water intrusion that was entering and rolling down the walls. Vertical cracks and pipe penetrations were also injected through the foundation walls at the parking spots and completely remediated of water infiltration. Needless to say, the residents were ecstatic about not having water stains on their cars any longer.
